A development team has begun construction of a 450,000 sq ft industrial project in Châteauguay valued at $95m.
Montini, Fonds immobilier de solidarite FTQ, Montez Corp. and the City of Chateauguay are partnering on the development, dubbed Écoparc Châteauguay 30, which will be divided into five units. Completion is expected next summer.
The site is along Highway 30, 24 km from Montreal Airport and 38 km from downtown Montreal.
Units range from 146,000 sq ft to to 52,000 sq ft. Plans call for 197 parking spaces and 42 loading bays. The building will have a clear height up to 40 feet.
The project is designed to comply with sustainability guidelines. It aims to meet LEED-gold certification for the core and shell, and zero-carbon building design certification. Nearly 200 roof-mounted solar panels are expected to reduce its carbon footprint.
