Brose Canada has listed its lone Canadian manufacturing facility for $49m, Green Street News can reveal.
The German automotive-parts supplier is asking $237/sq ft for the 207,000 sq ft property, at 1500 Max Brose Drive in London, Ont. The Class-A property was built in 2003. Cushman & Wakefield has the marketing assignment.
Brose is proposing to lease back 45,000 sq ft within the building for a period of about two years. The 32-acre site, at the intersection with Commerce Road, includes nearly 21 acres of land available for potential expansion.
The property is just off Highway 401. The building has clear heights from 22 feet to 34 feet. There are 10 loading dock doors and two at grade.
Brose produces seat adjusters and other components for Ford, Volkswagen and Chrysler vehicles at the London facility. In 2022, the company announced it was cutting approximately three-quarters of the jobs at the location and moving those operations to other sites. The layoffs were completed the following year.
According to Green Street’s Sales Comps Database, Nexus Industrial REIT last year bought a 304,000 sq ft warehouse at 2290 Scanlan Street in London for $56.4m, or about $186/sq ft.
